Garden Suites (module #5 – released March 16th) and Laneway Houses (module #6 – released March 18th)
The Toronto laneway house program began in the summer of 2018; garden suites followed in 2022. Nearly 2000 have now been built.
In modules #5 and #6 we will go through both programs thoroughly.

Particularly, we will explore property values before and after a suite has been added.
A Shifting Reality in Lot Dimensions: Why Width Matters More Than Ever – and more – from module #3 at All About EHON
Imagine one is deciding between two comparable homes—similar price, similar condition—but one sits on a narrow 20×130 lot, while the other boasts a wider 25×100 footprint. Just a few years ago, many real estate agents might have dismissed the difference as negligible. Today, however, the wider lot represents a significantly superior investment, with compelling advantages across aesthetics, functionality, and long-term value.
As a smart homeowner or industry professional, arm yourself with this insight: wider lots often deliver enhanced curb appeal (a broader facade makes the home appear more substantial and inviting), better interior layouts (wider floor plans feel more open and modern), improved driveway and parking options, greater side yard privacy, and—crucially—much stronger redevelopment potential. Probably 5x more development potential, due to required setbacks, egress and fenestration restrictions near lot lines. In almost all cases, extra frontage unlocks opportunities for expansions, additions, or even severances that narrower lots simply can’t accommodate.
Position yourself as the expert who identifies these hidden gems for yourself or other investors, spotting lots with premium width that maximize future upside.
~ topics like the above are explored in-depth, in module #3 of our All About EHON online course.
In chapter/module #2 (online February 10th, 2026), we will take you all through the zoning rules, and understanding all zoning maps and codes and exceptions, throughout the city.
