Anatomy of a “through-lot” garden suite project

This is quite a rare setting.  The existing house is on a very quiet residential street, at 66 Murellen Crescent.

Here is the front of the existing home now, it’s the right side of a semi-detached:

And this setting is even more rare, in that the street the property backs onto (Carnforth Road) is fairly quiet, and dead-end, although it does have some commercial properties on one side.

We know the size of the new garden suite is over 1,300 sq. ft., and it’s likely oriented to face Carnforth Road, it’s certainly two storeys in height, and might be set something like this:

The garden suite plans submitted last year show 2 bedrooms and a den, and 3 bathrooms.
